It is essential for everyone to be mindful of how their actions impact others. Any behaviours or comments that disrupt the enjoyment, comfort, safety, or security of your neighbors will not be tolerated. At Windsor Essex Community Housing Corporation (WECHC), we strive to maintain a "welcoming place" where trust and respect are paramount for all employees, tenants, visitors, and contractors. We are dedicated to fostering a healthy, pleasant, and safe environment for everyone.
Together, we can make your neighbourhood a safe and respectful place to live. By fulfilling our responsibilities and respecting each other's rights, as well as the rights of our community, we can collectively enhance the quality of life for all tenants.

Legislation and Your Relationship with Windsor Essex Community Housing Corporation (WECHC)
The way WECHC conducts its business and its relationship with you as a tenant is governed by municipal by-laws as well as two key pieces of provincial legislation:
- Residential Tenancy Act
- Housing Services Act
Residential Tenancy Act: Your Rights and Responsibilities
The lease agreement you have signed is a legally binding document between you and WECHC. It outlines both your responsibilities and those of WECHC as the landlord. Additionally, the terms set forth in your lease, as well as your rights and responsibilities, are governed by the Residential Tenancy Act.
A copy of the Residential Tenancy Act is available at the WECHC main office, and you can access landlord and tenant board information online at www.ltb.gov.on.ca.
Tenant Obligations
Rent Payment: You must pay rent on or before the first day of each month.
Household Composition & Income Review: You are required to complete and return the Household Composition, Income, and Assets Review form promptly. This form informs the landlord of the income of each person living in the unit.
Private Residence: The dwelling must be used as a private residence and only be occupied by the tenant and persons listed on the lease and Family Composition Form.
Repairs and Damages: You must pay for any repairs resulting from abuse or negligence, rather than normal wear and tear.
Housekeeping Standards: You must maintain the dwelling to acceptable housekeeping standards.
Pets: Exercise reasonableness when selecting and keeping a pet.
Derelict Vehicles: Remove any derelict vehicle you own from Housing Corporation property.
Neighbourly Behaviour: You must avoid any activities that may annoy or interfere with other tenants.
Guest Behaviour: Ensure that your guests behave appropriately and do not disrupt the community.
Notice Before Moving: You must provide the Property Manager with at least 60 days’ notice before moving out. If you fail to give proper notice, the landlord may make a claim against you for lost rent or damages.
Failure to adhere to these responsibilities may result in management terminating your tenancy.
Landlord Obligations
Quiet Enjoyment: The landlord must allow the quiet enjoyment of the leased premises for the tenant.
Provision of Services: WECHC is required to provide the services and appliances outlined in the lease agreement.
Compliance with By-Laws: The landlord must ensure that the premises are equipped and maintained according to municipal by-law regulations.
Building Maintenance: WECHC must keep the building in a good state of repair.
Timely Maintenance Responses: The landlord must respond to tenant requests for maintenance service within a reasonable period.
Smoke Detectors: WECHC must provide each dwelling with a smoke detector in good working order.
Entry to Premises: The landlord may only enter the leased premises after providing at least 24 hours' written notice, except in an emergency situation.
Your lease includes a more detailed list of tenant obligations, and it is highly recommended that you familiarize yourself with these terms to ensure a smooth and respectful living experience.
